With more than 20 years of successful real estate experience, Gail Carroll brings a unique combination of business expertise, investigative experience, negotiating skills, energy, tenacity, and—most importantly—a genuine passion for helping people make great real estate decisions.

A longtime North San Diego County resident, Gail has built her real estate career on a simple philosophy: work hard, be proactive, solve problems, protect your client’s interests, and deliver “outrageous service.” Her clients often become friends, and many return years later to buy, sell, refer family and friends, or simply catch up.

Gail’s career path is anything but ordinary. A CSU Northridge graduate and young surfer girl and “Valley Girl,” she once vowed never to have a desk job. Her first career took her into law enforcement, where she was one of five recent graduates selected from across the country for the IRS’s first women’s enforcement team. As an investigator and enforcement officer, she gained a unique education in investigation, human behavior, and the complexities of the law.

After starting a family, Gail transitioned to accounting and became a tax manager in Century City. She later moved into sales of tax and investigative data software, traveling extensively throughout the country and developing valuable skills in sales and negotiation.

After retiring early, she teamed up with her daughter as a REALTOR®. What began as a part-time venture quickly became a perfect fit. Gail brought her strengths in negotiation, problem-solving, deadlines, and helping people navigate one of the biggest financial decisions of their lives. Her daughter stepped away to raise her family and Gail continued building her own successful career. She has been honored by her peers as Carlsbad REALTOR® of the Year and was recently recognized with the 2025 Award of Excellence for Achievement and Leadership by the North San Diego Association of REALTORS®.

Over the years, Gail has represented buyers and sellers of beach homes, lakefront properties, luxury homes, ranches, retirement homes, first homes, condos, investment properties, and more affordable properties. She particularly enjoys helping clients find the best value—whether that means maximizing the sale of a longtime home or finding the right property at the right price. Her approach is energetic, personal, and highly proactive. Gail dives into every transaction 100%, anticipating issues, finding solutions, negotiating strongly, and staying focused on getting her clients to the finish line with a smile.

Gail believes in being part of the community you serve. She has been actively involved in leadership and service with organizations including Community Resource Center (CRC), Hand 2 Hand, the San Diego Foundation, Armed Services YMCA at Pendleton, Lake San Marcos Garden Club, San Dieguito Newcomers Club, and other local organizations and social groups. Gail feels privileged to give back to the communities that have given so much to her.

After many happy years in Carlsbad with her husband, Bob, Gail and her family moved in 2021 to their lakefront home on Lake San Marcos, where they enjoy an active, neighborly, “Blue Zone-ish” lifestyle—and their Duffy boat docked right in the backyard. When she isn't working, Gail enjoys walking, yoga, cooking, traveling, socializing, and, most of all, spending time with her large family and 11 local grandchildren.

For Gail, real estate is about far more than buying and selling property. It is about people, relationships, trust, and helping others accomplish something important. And after more than two decades, she still feels incredibly fortunate to have found a career she truly loves.
